Summary:
Under the direction of upper management, and reporting to Regional Property Director, the Property Manager will manage the Assistant Property Manager, oversee the established DJM long-term hold assets which include the above referenced locations. Property assignments are subject to change.

Essential Functions and Responsibilities: 

  • Operating retail assets for ownership to the highest level within the parameters of the budget. 

  • Supervise staff (APM) and 3rd party vendors in the overall maintenance and security of the shopping center. 

  • Monthly financial reporting along with accounts receivable experience, meeting strict deadline schedules. 

  • Creating the budgets for the retail assets and providing recommendations on projects to increase the overall value of the property for ownership and investors. 

  • Lead and manage Bi-Weekly status reports with upper management and JV Partners 

  • Maintain all service contracts, vendor and tenant COI’s, and competitively bid service contracts. 

  • Inspect the property on a regular basis, noting and implementing correction of all deficiencies. 

  • Identify opportunities for greater efficiency and productivity, research and recommend alternative actions as appropriate. 

  • Maintain ethical, professional, and courteous relations with tenants and other departments in the company. 

  • Experience with performing default notification, pay or quit procedures, and working with the legal department on evictions. 

  • Review fully executed lease documents to understand the scope of tenant and landlord work, ensuring that lease agreement parameters are followed. 

  • Assist management with annual expense budget for all operating departments resulting in annual expenditures at or less than budgeted: 

  • Ensure expenditures are charged appropriately. 

  • Input and suggest items for annual operating and capital budgets, securing bids as requested. 

  • Develop, recommend, and implement operations programs that contribute to overall profitability, safety, and productivity of the shopping center. 

  • Maintain a professional, collaborative, cooperative and service-oriented relationship with employees, tenants, and contractors. 

  • Assist in responding to tenant and customer inquiries, complaints, or suggestions. 

  • Effectively communicate to tenants shopping center policies and procedures and notify tenants when not in compliance. 

  • Help mentor APM on professional growth.

Qualification and Skills Desired:

  • Bachelor’s degree in business administration or related field from an accredited institution required and active California RE License. 

  • 4+ years of operations/property management (retail) experience, preferably in the shopping center industry. 

  • Excellent attention to detail. 

  • Strong initiative, interpersonal skills, and customer service/tenant relations orientation. 

  • Good communication skills, both written and oral. 

  • Proficient in Microsoft Office, Excel, Outlook, and Yardi. 

  • Maintain a calm demeanor in emergencies. Making sure to be available/reachable 24/7 in case of emergencies and other items (phone calls and emails) on an as-needed basis outside business hours. 

  • Will require travel. 

Physical Requirements: 
This position requires the ability to occasionally lift office products and supplies, up to 20 pounds. Position also requires to move inside and outside of the office, and on the property.

This is a full-time position

Salary Range:

$100,000 to $125,000
