Development Coordinator - Los Angeles

There is an opportunity for a professional to join the Development Team in Los Angeles as a Development Coordinator. The ideal candidate is enthusiastic, self-motivated and detail-oriented with strong initiative and an ability to effectively communicate with a wide variety of constituents; and has proven capabilities in multi-tasking, problem solving and prioritizing workloads.

ESSENTIAL JOB RESPONSIBILITIES:

  • Assist and support Development Manager(s) in several real estate development projects using outside consultants and supporting staff. 

  • Communicate project status to project participants and key personnel throughout the project to ensure critical information is not missed and risks are identified. 

  • Participate in project due diligence review and reporting. 

  • Participate in preparing request for proposals (RFPs) and reviewing detailed estimates. 

  • Prepare and manage consultant and construction contractor agreements and amendments, including review and preparation of contract documents, with attention to the contract exhibits, to ensure the contract includes the appropriate scope of work. Familiarity with AIA Contract Documents. 

  • Administer change order procedures and contractor progress payments, review and prepare construction draw request documentation - evaluate the progress of the project against the draw request. 

  • Assist Development Manager(s) in preparation of final project budgets, critical path schedules, including managing project schedule to meet weekly, monthly and overall project milestones. 

  • Participate and help manage regular team meetings with Development Team, key personnel, and consultants on the project progress and recommend necessary changes. 

  • Assist in the preparation and management of Monthly Development Reports, both verbally and in writing, on progress of projects. 

  • Effectively control project costs using cost accounting software and reports, including all contract documentation and invoice approvals. 

  • Support Development Team with administrative tasks as necessary. 

  • Local travel to company offices and project locations as necessary. 

DESIRED KNOWLEDGE, SKILLS & EXPERIENCE:

Preferred qualifications include additional job-related education, experience, skills, competencies, and credentials, however these are not essential to the position but enhance a candidate's ability to perform the job.

  • Proficiency in MS Excel, MS Word, MS Project, Bluebeam, Adobe Acrobat, Honest Buildings, VTS Leasing & Asset Management, internet and email, and other equivalent software. 

  • 4+ years experience in Commercial Real Estate Development and Project Management. 

  • Bachelor’s degree in Business, Architecture, Construction, Engineering or related field. 

  • Understanding of consultant and construction contracts and terms, familiarity with AIA Contract Documents. 

  • Experience in reading and understanding consultant’s drawings (architectural, landscape, mechanical, electrical, etc.). 

  • Strong organizational/time management skills and highly detail oriented. 

  • Strong written and verbal communication skills. 

Physical Requirements: 

This position requires the ability to occasionally lift office products and supplies, up to 20 pounds. Position may also require one to stand/or walk for up to 8 hours a day.

Classification:

This is a Full Time Exempt position.
