Construction and Development Manager

There is an opportunity for a professional to join the Development team in Los Angeles as a Construction and Development Manager. The ideal candidate is enthusiastic, self-motivated and detail-oriented with strong initiative and an ability to effectively communicate with a wide variety of constituents; and has proven capabilities in multi-tasking, problem solving and prioritizing workloads. 

Summary: 

Work with the Senior Vice President of Construction and Development and other team members to manage and execute the due diligence, entitlement, permitting, construction and turn over process for our retail property developments. 

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES: 

  • Create and manage project budgets and schedules for projects ranging from small tenant improvements to intricate mixed used projects. 

  • Manage and direct teams of Architects, Engineers and General Contractors regarding site plans, building design issues, and value engineering. 

  • Work with consultant teams, city officials and local politicians to achieve necessary project entitlements, including but not limited to EIR’s, development agreements, CUP’s, planned sign program approvals, alcohol licensing, shared parking analysis etc. to DJM’s benefit. 

  • Manage and direct the design consultant teams during preparation of all disciplines of construction drawings from concept design to construction drawings including architectural, MEP, structural, civil, acoustic etc. and achieving permitting of the same with the relevant city officials. 

  • Create RFP’s for Consultants, Contractors and Vendors with complete scopes of work. 

  • Review and negotiate consultant, vendor and construction contracts to ensure the company is adequately protected and insured. 

  • Work with and manage General Contractor during construction, assist A&E team in responding to RFI’s, reviewing submittals, understand and negotiate change orders. 

  • Assist Property Management team in capital projects through various phases of project development including design, bidding, permitting, and construction. Supervise Architects, Engineers, and Contractors. 

  • Assist Property Management and Tenant Coordination team with preparation and review of work letters and landlord work budgeting. 

QUALIFICATIONS REQUIRED:

  • Experience in managing consultant and contractor teams 

  • Proficient in reading plans of all disciplines: Architectural, MEP, Structural and Civil 

  • 10 or more years of experience in retail or mixed-use construction management 

  • Working knowledge of and proficiency in Microsoft programs including Excel, Word, Project and Outlook. 

  • Knowledgeable in areas of retail development 

  • Ability to work well with others and a preference for teamwork 

  • Willingness to work outside of normal office hours, including nights and weekends, if necessary 

  • Ability to think outside the box

QUALIFICATIONS DESIRED:

  • College degree in Construction Management or related field preferred 

  • Knowledge in retail leasing and property management 

  • Working knowledge and proficiency with software systems such as Honest Buildings, VTS, Tenant Tracker, Procore and Bluebeam would be a plus 

PHYSICAL REQUIREMENTS:

While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. This position requires the ability to occasionally lift office products and supplies, up to 20 pounds.
